We have included cleaning products, shampoo, conditioner, body soap, laundry soap, hangers, sound machines, luxury linens, extra pillows/blankets, an iron, first aid kit and more!

★ NOTES & HOUSE RULES ★
1. Absolutely NO parties. If you host a party, you will be charged $100 per guest and a $500 additional cleaning fee and will be evicted immediately.
2. NO unregistered guests are allowed on the property. Our max occupancy is 11 guests (including infants & children). Anything over 11 guests is subject to $500 fine per violation and $1,000 fine per violation on the 2nd violation from the City of Big Bear Lake. Guest will be responsible for any fines levied against the homeowner.
3. For security purposes, please be aware that there are exterior cameras to monitor the homes surroundings (except spa area). One is located on each corner of the home on the top and very bottom ground level, as the home is not fenced in. No camera is located on the spa/primary bedroom deck. The cameras ensure reservation head count along with the cabins safety when unoccupied, and cannot see inside the cabin.
4. PARKING: 3 cars max. 1 in garage and 2 in driveway. NO STREET PARKING ALLOWED IN BIG BEAR.
5. NOISE: House is located in a residential community and noise travels far. Quiet time is from 10pm to 7am per Big Bear Lake City Ordinance.
6. NO smoking anywhere on property. If any of your guests smoke inside the house you will be charged a $750 additional cleaning fee.
7. NO animals allowed due to allergies. We apologize for the inconvenience. If you bring a pet without authorization, you will be charged $500 and an additional $250 additional cleaning fee along with immediate eviction.
8. We ask that all guests PLEASE take extra care/caution when walking up and down the stairs at all times. Especially when it may be wet/raining/snowing as it may be ICY/SLIPPERY. We are NOT responsible for any slips, falls or injuries while staying at property.
9. Per Big Bear Lake Ordinance. NO trash can be left at property upon departure due to wildlife. Trash must be taken to trash-sites. Any trash bags left behind will be subject to a $25 fine per bag.
10. YOU MUST CARRY CHAINS IN YOUR VEHICLE AT ALL TIMES DURING WINTER! Please note, the Moonridge area is suggested to travel safely with chains or 4 wheel drive during snowy season.
11. Please refer to VRBO's policy regarding weapons. Guests are required to provide notice of and obtain consent for any secured weapons prior to booking. Any mechanism that can be used to fire a projectile is considered a weapon. Any undisclosed weapons, will result in immediate eviction.
12. Renter that booked reservation must be present the entire reservation period. No transferring of reservations allowed without authorization. Renter is required under city ordinance to sign the Big Bear Lake Good Neighbor Policy prior to check in.
Unruly guests who blatantly disregard the house rules and expectations will be evicted immediately, without a refund. In addition, costly citations will issued to the undersigned/renter.
** ATTENTION - This home is furnished with bunk beds. If you have any concerns about your safety or your children's safety with respect to sleeping at height in the bunk beds, please do not sleep in the bunk beds. Playing and roughhousing in the bunk beds is prohibited under all circumstances. By agreeing to rent the property, you, as parents and adults, are implicitly and explicitly agreeing to assume the risk of injury or death associated with sleeping and/or falling from height. Parental education on the dangers of bunk beds and falling from height, as well as supervision, is required of all parents and adults while staying at the property.
** REGARDING SNOW - Please know that we all LOVE IT when it snows! However, please understand that it is your responsibility to get to the house and to vacate on your departure date/on-time. No refunds will be made if you decide to leave early or could not make it to the house due to the weather. Roads are maintained by the city/county. The house is also on an automatic snow removal service for the driveway only. Message us for more details/questions.
